I walk the home as your advocate, not the builder's. Every accessible system is reviewed against the InterNACHI Standards of Practice and translated into a clear, photo-documented report your builder can act on.
• Roof and gutters • Driveways, sidewalks, and site drainage • Foundation and structural components • Attic, insulation, and ventilation • Electrical panel and visible wiring (engineer's eye) • Plumbing systems and venting • Heating and cooling systems (weather permitting) • Windows, doors, and interior • Built-in appliances (basic functionality check) • Exterior walls, decks, and patios • Fireplace(s) and chimney (visual inspection)
• Underground utilities • Pools or spas (separate Pool Inspection available) • Septic systems or drain fields • Water wells or springs • Solar systems or generators • Security systems • Central vacuum or water softeners • Cosmetic defects or personal property evaluation • Air conditioner functions when outdoor temperatures have been below 65°F in the past 24 hours
You receive a detailed report you can hand to the builder for corrections before closing, so the punch list is theirs to fix, not yours to live with.
